Terms and conditions:

We will move any leased translator to the lessee's desired location, provided that the location is within the 250 mile limit set forth by the FCC and that a suitable frequency can be found.   lessee may use their own engineering to affect the move, or we will provide the engineering at no additional cost to the lessee.  All leases require a $1000 deposit that will be applied towards the first month's lease. Lease deposits for unmovable translators will be refunded. 

Mutual Exclusivity

The lessee will have the final decision to execute the lease, if they deem that the translator will be of benefit to them. lessor is not bound to supply any translator until a lease agreement has been executed.  Translators that become mutually exclusive with other applications are considered to be movable and subject to payments under terms of the lease agreement.  If the channel goes to auction, the lessee shall decide how much to bid and shall be responsible for payment to the FCC, if they are the winning auction bid.   A deposit equal to the amount of the highest bid shall be made to an escrow account prior to the start of an FCC auction.   The auction deposit shall become the property of the lessor in the event that an auction payment is not made to the FCC by the lessee.  Winning the FCC auction does not convey the translator's license to the lessee.  Further, the lessee agrees that the channel will be used for the lessor's translator for the duration of the lease, unless mutually agreed otherwise in writing.

Lease costs

Lease amounts and terms are negotiable. Generally, terms will be for five years, renewable. Monthly lease fees vary by population coverage, but generally will be $1,000/mo per 100,000 people served in the 60dBu contour. Minimum fee is $1,500/mo.  Lease payments commence at the lessor of 30 days after a construction permit has been issued by the FCC or six months after an application has been filed with the FCC.

Lease terms are net, net, net (triple net). lessee is responsible for tower rent and construction of the facility. lessors are supplying only the license.
